Palo Pinto County Permits
PK is unincorporated Palo Pinto County for permits, not a city office. Building permits go through Palo Pinto County Building Inspections. Septic permits run through the county's On-Site Sewage Facility (OSSF) program. Different paperwork than any DFW suburb.
Brazos River Authority Dock Permits
Any dock, boathouse, or shoreline structure requires a separate permit from the Brazos River Authority. The BRA timeline runs on a different track from the home building permit. Fin Home factors BRA into the project schedule from the beginning, not as an afterthought.
Wells and Septic
Most PK lots are off municipal water and sewer. The build budget needs to include well drilling (depth and yield vary across the area) and a septic system sized to the home. Both add cost but also independence from municipal rate changes.
